We plan the building before anyone digs. Plot study, how big it can be, floor plans, elevations, the approval set, and the wall and garden that finish it.
Design Code is an architecture and interior studio based in Chattogram. Faisal Hassan Siddique started it in 2012, and we have finished more than 200 projects since, in Chattogram, in Dhaka and in towns in between. The architecture work is everything that happens before the interior. How big the building can be, where it sits on the plot, what it looks like from the road, and the drawing set that gets it approved.
Most people come to us with a piece of land and a rough idea. The first job is finding out what the land will actually allow. Plot size, the width of the road in front, the setbacks you have to leave and the floor area the rules permit decide the real size of your building, and it is often not the size people expect. We check that before we draw anything.
We have done this at very different scales. Khan Manzil in Chunati is a vacation house on open ground, so the approach from the road, the light and the space around it shaped the plan. RB Convention Hall in Chandgaon is 12,000 sq ft, where parking, the entrance and how a crowd moves in and out mattered most. Khulshi Convention Hall had to hold a hall and offices in one building. We worked the same way on all three. The answers came out different.
We visit the plot, measure it and note the width of the road in front. Then we go through your khatian, dolil and mutation papers and the rules that apply, CDA in Chattogram, RAJUK in Dhaka, or the pourashava or union parishad where you are. By the end of this step you know your real buildable area. Nothing gets designed before that.
We block the building out on the plot. How many floors, where the stairs and the lift go, where cars park, which rooms get the morning sun. You get two or three options as simple plans, not glossy pictures, so you can argue with them. We keep changing them until the plan is right for how you will actually use the place.
Once the plan is fixed we draw the elevations and sections, settle the outside materials, and coordinate with the structural, electrical and plumbing engineers so every drawing agrees with the others. Then we prepare the signed set for submission and follow it through the queries the authority sends back.
Boundary wall, gate, driveway, parking and planting get drawn properly instead of being left to the mason on the day. After that we stay reachable while the building goes up, so when the site asks about a level, a beam or a window opening, it gets an answer the same week.
It depends on the size of the land, the width of the road in front of it, the setbacks you have to leave on each side, and the floor area the rules allow for that plot. Two plots of the same size on different roads can end up with very different buildings. We check all of it on the first visit and give you the number before you spend money on design.
Yes. We prepare the full drawing set with the signatures the authority requires, submit it and answer the queries that come back. What we cannot promise is a date. Approval time depends on the office, the workload and how clean your land papers are. If your mutation or khatian is incomplete, fix that first, because that is what holds most files up.
Built area is the biggest factor, then the number of floors and how awkward the plot is. After that it is how much of the work you want. A concept and plans only, the full approval set, or drawings plus site support all the way through construction. A new building takes more drawing than a renovation of the same size, and a site far from Chattogram adds travel. We give you a written figure after the first visit, so nothing gets added later.
Yes. Plenty of clients already have a builder, or a structural engineer in the family. We can do the architecture only, hand over the drawings and stay available for questions, or we can take the whole job including the build. Both are normal for us. Just say which one you want at the start so the fee is clear from day one.
