An office is a working tool. When the layout is wrong, people feel it every day. Meeting room noise lands on the desks, visitors walk through the work floor to reach reception, and nobody has a quiet place to take a call. So we start with numbers, not mood boards. How many people sit here now, how many in two years, who needs a cabin, where do guests wait, and where do the server and the store go.
We have built offices of very different sizes. DHL Global Forwarding in Agrabad, Chattogram, about 1,800 sq ft, shaped around the company yellow and red. The Sonali Life Insurance claims department in Malibagh, Dhaka, 3,500 sq ft, where people often arrive on a hard day and the room has to feel calm. Office floors at Khulshi Convention Hall and at RB Convention Hall in Chandgaon, where staff areas sit right beside busy public halls.
Most of our office work is turnkey, so you get one team, one contract and one person to call. If you already have a contractor, we can give drawings and site advice only. Either way the first consultation is free.
We measure the floor and check the things that decide the plan: columns, toilets, the lift lobby, ceiling height, AC provision and the power load. Then we agree the numbers with you. Desks, cabins, meeting rooms, pantry, prayer space, and how much room you need to add staff later.
We draw two or three seating layouts and walk you through each one on site. This step decides whether the office works, so we settle it first. Reception, circulation, server and store, quiet rooms and the noisy corners all get fixed here, before anyone talks about finishes.
You see reception, the work floor, the MD room and the meeting room in 3D before anything is cut. With it comes a specification and a quote broken down item by item, so you can see what each part costs and drop anything you do not need.
If you are still using the floor, we work zone by zone and push the dusty jobs to nights, Fridays and holidays. Electrical, data and AC points go in with the ceiling so nothing is opened twice. At the end we walk the floor with you, close the snag list, hand over the keys and stay reachable.
We do not give a figure before seeing the floor, because two offices of the same size can cost very differently. What moves the number is how much partition and joinery work there is, whether ceilings and flooring are replaced or kept, glass partitions against board, the grade of chairs and workstations, and how much electrical, data and AC work is needed. After the first visit you get a written quote item by item, so you can see where the money goes and take out what you do not need.
Yes, we do it often. We split the floor into zones and finish one before opening the next, so part of your team keeps working. Breaking, grinding and spray work goes to nights, Fridays and holidays. It takes longer than an empty floor and adds some labour cost, so tell us at the start which way you want it.
Our own team. Head office is in Chittagong and we have run office projects in Dhaka, including the Sonali Life Insurance claims department in Malibagh. A supervisor from our side stays with the project, our engineer visits on a set schedule, and you get daily photos in a group so you can follow the work without going there yourself.
For a floor of roughly 2,000 to 4,000 sq ft, expect about two to three months on site once drawings are approved and materials are ordered. Design and drawings take three to five weeks before that. The items that usually cause delay are the ones that come from outside: imported chairs, glass and hardware, custom light fittings. We give you a dated schedule before work starts and tell you which choices have to be made early.
