We take the whole job, from the first measurement to the day you walk in and use the space. You sign one contract, you call one person, and you get the keys.
Turnkey means we hand you a finished space. Design Code does the drawings, the 3D views, the buying of every material, the site work and the final clean. There is no gap between the designer and the builder, because they are the same team.
We have worked this way since 2012, on more than 200 projects. Avante Aesthetics at Probartak Circle was a full turnkey clinic interior and renovation. RB Convention Hall in Chandgaon ran to 12000 sq ft. Dazzle Showroom at Finlay Square was built in 7 days, because the shop could not stay closed any longer than that.
Most interior projects go wrong in the space between people. The designer blames the contractor, the contractor blames the supplier, and the client pays for both. With one contract, the budget, the schedule and the finish are ours to answer for.
We come to the site, measure it and ask how you will actually use it. You tell us the budget in your head. We tell you honestly what that budget buys for that area, before you spend anything.
You get the layout, the 3D views and the itemised BOQ in one package. Every item carries a material and a rate, so you can cut or upgrade while it is still on paper. What you approve becomes the contract.
Our team buys direct and runs the site. Carpentry, false ceiling, electrical, paint, tiles or marble, glass and loose furniture all follow one schedule you can see. Changes are priced and written down before the work starts.
We walk the space with you and list every fault. We fix the list, deep clean, then hand over the keys with the warranty and the as built drawings. We come back after a few weeks to check the joinery and the electrical.
Five things, mostly. The area in square feet. How much fixed furniture you want, since wardrobes, kitchens and reception counters cost far more per foot than open floor. The material grade, so laminate or veneer or duco paint, local or imported hardware, tiles or marble. How much false ceiling, lighting and electrical work you add. And the condition of the space, because a bare shell is cheaper to fit out than a place we have to break first. A rate per square foot means nothing until the scope is fixed, so we quote from a BOQ, not from a guess.
Design and approval usually takes two to four weeks, and that depends more on how fast you decide than on us. On site, a normal apartment of about 1000 sq ft, like our Sugandha project, or an office of 1800 sq ft, like DHL Global Forwarding in Agrabad, usually takes weeks, not months, once the drawings are frozen. Large halls and restaurants take longer because of the ceiling, the electrical load and the seating. Fast work is possible. Dazzle Showroom took 7 days. But that needs a simple scope and materials already in stock.
In stages, tied to work you can see. A design fee at the start, then payments released as the job hits agreed points, for example carpentry delivered to site, false ceiling complete, painting complete, and a final payment at handover. You should never pay the full amount up front to anyone, including us. Ask for the payment schedule in writing next to the BOQ before you sign.
Yes. Our head office is in Chattogram and we run projects all over Bangladesh, including Dhaka. Sonali Life Insurance at Malibagh, 3500 sq ft, was a Dhaka office job. For work outside Chattogram we put our own supervisor on site full time, the design team visits on a fixed schedule, and you get the same weekly photos and reports. We write travel and stay for the team into the quote, so there is no surprise later.
