Most renovation happens in a building somebody is still living in or trading from. We plan the job around that, so you keep using the place while it changes.

Renovation is a big part of what we do. A flat that has served the family for fifteen years, an office that has outgrown its layout, a shop that looks tired next to the one that just opened downstairs. The building is already there, people are already using it, and the work has to fit into that.

We handle the whole job, from the survey and the drawings to demolition, wiring, joinery and the last coat of paint. Avante Aesthetics at Probartak Circle in Chattogram was a full turnkey renovation of an aesthetics clinic, the inside stripped back and rebuilt, and we ran it from start to finish. Dazzle Showroom at Finlay Square was handed over in seven days, because a closed shop earns nothing.

Old buildings hide things. Wiring that was never sized for air conditioners, water lines leaking inside a wall, a bathroom slab that was never waterproofed properly, plaster that comes away with the tiles. We look for all of this before we quote and we tell you what we find, because a surprise in week three is what turns a calm budget into an argument.

How we work.

See the space first

We visit, measure everything and check what sits behind the surface. The wiring, the water lines, damp in the walls, the state of the old false ceiling. The first visit and consultation are free.

Decide what stays

We go through the space item by item and mark keep, repair or replace. A sound floor or a solid wardrobe carcass is worth saving. Old concealed wiring is usually worth replacing. You see that list, with costs, before you commit to anything.

Plan the work around you

If you are living there or trading, we phase it. One or two rooms at a time, wet areas grouped so the water stays off for the shortest possible time, noisy work kept to the hours your building committee allows. Lift use, material storage and the route in and out are agreed before day one.

Build and hand back clean

Demolition and disposal, then services, then finishes, in that order. Our supervisor is on site daily. At the end we clean the space, walk it with you, write down every snag and close them all before you sign off.

Common questions.

Can we keep living in the flat while the work goes on?

Often yes, if the work is phased. We seal off the rooms in progress, run one or two rooms at a time and keep one bathroom usable. Be ready for noise and dust, and for a difficult week when the kitchen is out of action. If the whole flat is being redone, moving out for the period is usually faster and cheaper, because the crew can work everywhere at once instead of waiting for a room to be free.

What decides the cost of a renovation?

Floor area is only part of it. The big drivers are how much you strip out, whether you move walls, and whether you move wet areas. Shifting a bathroom or a kitchen means new drainage and new waterproofing, and that costs far more than keeping them where they are. Old wiring that has to be replaced adds cost. So does the amount of custom joinery, the finish level you choose, imported material against local, and how fast you need it. Night and holiday work for an office costs more than a normal schedule. After the survey you get a line by line quote, not a guess per square foot.

Do we need permission from the building committee or the landlord?

For an apartment, yes in practice. Most committees set working hours, ask for lift protection and sometimes a deposit against damage to common areas. Tell them early, it saves the work being stopped on day two. If you rent a shop or an office, get written approval from the landlord for anything that touches the structure, the facade or the building services. We do not cut columns, beams or slabs. If an opening in a structural wall is needed, a structural engineer checks it first.

How long does a renovation take?

A single room or a small shop can be a week or two. Dazzle Showroom at Finlay Square was seven days. A full apartment is usually two to three months once you count wiring, waterproofing, joinery and finishing. Offices depend on when you can hand the floor over and whether we can work outside your office hours. The two things that push dates back are late decisions on materials and items that have to come from abroad, so we lock those choices early.
