Most people come to us with a flat that looks fine on the builder's plan and does not work in real life. The dining table blocks the corridor. There is nowhere to keep the suitcases. The kitchen has no air and the guest bathroom is the one everybody uses. We start with how your family uses the flat day to day, then we draw.
We work on flats, duplexes and full family houses. Sugandha Apartment in Chattogram was 1000 sq ft, so almost all the storage had to be built into the walls. Dipshikha Apartment in Katalganj was a complete apartment interior. Khan Manzil in Chunati is a vacation house, which is a different job again, because a house that sits closed for weeks has to be easy to open up and easy to clean.
You can hire us for the design only, or hand over the whole thing and get the keys back at the end. Our head office is in Chattogram and we take projects all over Bangladesh, Dhaka included. The first consultation is free, and we will tell you plainly if what you want does not match what you plan to spend.
We come to the flat, measure it and listen. How many people live here, who cooks, where guests sit, what furniture you want to keep, what you cannot stand about the place now. If you are outside Chattogram, send the floor plan and we start on a call.
We fix the plan before we make anything pretty. Where the beds go, how the corridor works, where the wardrobes and the storage sit. Once you are happy with the layout, we make 3D views room by room. Changes at this stage cost you nothing.
We put the board, laminate, veneer, stone and tiles in front of you, not just on a screen. Then you get a written cost, item by item. You can see what the kitchen costs next to what the master bedroom costs, and decide where you want to spend and where you do not.
Our own team runs the site with one supervisor and one point of contact, plus weekly photos if you are away. At the end we walk the flat with you, write a snag list, fix every line on it, clean the place and hand over the keys. Sugandha Apartment and Dipshikha Apartment were both delivered this way.
We will not put a figure on a web page, because it would be a guess about your home. What really moves the cost is this: the size of the flat, how much fixed joinery you want (a full wardrobe wall costs far more than a free standing almirah), the grade of material you pick, laminate or veneer, local board or imported plywood, tiles or stone, how much false ceiling and wall panelling you add, whether the wiring and plumbing have to be redone, and whether you want us to build everything or only draw it. After the first visit you get a written cost, room by room, so you can cut or add where you want.
Design is usually three to four weeks, from the first visit to drawings you have approved. Site work for a normal flat is usually two to three months, and longer if walls are being moved or the plumbing is being redone. The two things that stretch a job are late decisions on material and late payments, so we agree both at the start.
You can, but it is not comfortable. Carpentry and painting throw a lot of dust, the noise runs all day and workers need the whole flat. If you have to stay, we do it in phases, seal off the finished rooms and keep one bedroom and the kitchen usable. Most families move out for the heaviest weeks, and the work finishes faster that way.

For homes outside Chattogram we agree a fixed visit schedule, send photos and video from site every week, and keep a supervisor on the job through the main build.
